Mrs Holly Batters from Warlingham, Surrey, asked us to take a look at the roof on her 1930s semi-detached house. As it was the original roof, dating back to when the house was built, the tiles were very old and the roof had developed various leaks over time, making it difficult to use the attic space properly. As with any leak, if left untreated it would have got worse and potentially caused water damage to the property’s interior. Given the age of the roof and the condition of the tiles, we recommended fitting a new roof, and the team talked Holly through the various options for tiles and other fittings. Together, we then agreed on a start date and schedule for the whole project.

We started by carefully removing the old concrete plain tiles and close-boarded battens, which were damaged in several places due to their age and the various leaks, and disposing of all the old materials safely. This left a blank canvass, ready for the next stage of the project: fitting the new roof.
Quality materials and expert installation
With any new roof, the materials and structure that lie underneath the tiles are just as important as what you see on the outside. We fitted a new breathable membrane that delivers excellent weather protection plus new treated 25x38mm timber battens on top. This provided a sturdy and weathertight structure for the new tiles. Holly selected Redland 49 concrete tiles, which are lightweight, economical and attractive – and come in a range of colours. The tiles are interlocking, which not only looks good, but will help avoid any leaks in future.
Finishing touches
We also fitted new fibreglass roofing valleys to create a seamless finish and provide further weather protection, and installed a new Velux window to flood the attic with light – while keeping out the water! Holly was extremely pleased with the work, which was finished on time and on budget, exactly as planned.
